I want to buy a new home and then sell my current home after we are moved out. Current home is a VA loan, is there any way to buy the second house on a VA loan?

I have 2 on the VA loan but combined they’re less than the max amount. Just talk to whoever your current mortgage provider is and see what you can pull off.

Awesome, thanks for the tip!

Is there a cap on VA loan?

There are no more limits on the loan if you have 100% entitlement aka you do not currently have an active VA loan.

If your entitlement is partially used, then there is a cap to how much you can borrow.

Also, paying off your loan doesn’t always mean your entitlement is restored, there is actually a form you or your mortgage company have to send in to make it happen.

The VA loans used to be less competitive on second use. Don’t recall the details but went VHA or traditional after first one

Yeah, the funding fee goes up. It's somewhere around 3.6% for second loan.

Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

FL peoples: I signed a lease for a new place to start May 1 as my current landlord sold the unit I'm in. Turns out, the buyer wants to keep renting the unit and asked if I want to stay. Of course I want to stay. My new lease hasn't started so I'm pretty sure I can easily back out. For the new lease, I'm still pending full approval from a condo association as I have to do an in person interview. I have paid first months rent in advance. Is there anyway to get that money back?

I once heard that the average age of those that achieved a net worth of a $1M was around 49 yo. Is this intended to include assets like real estate equity or is this meant to be liquid assets / retirement accounts only?
Understanding, $1M is no longer the goal but for those of you that have achieved this already - What was the age you achieved it and are you including your home equity?

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

This might be the wrong place to ask but is getting a car worth it?

I think it’ll somewhat improve QOL but with parking, insurance, gas and financing costs I’m not sure spending almost 1K/month is a good idea at 22.

The other problem is that used cars are so damn expensive right now so I can’t just buy a used mx5 for 5-10K

Hi! I have worked in management roles in tech, mainly in analytics, for approximately 10 years. My TC has fluctuated (currently around 135K CAD), but it seems like it's relatively easy to breach the 100K bar, but hard to breach the 150K bar. I now work at the CBC, but I have worked in the private sector too. What is the most realistic way to move to 200K? 1) Continue moving the ladder to a VP position, 2) Switch to Pre-Sale, 3) Switch to Consulting, 4) Work from a U.S. company from Canada.

Hey all, transitioned from the military last spring and got a UX product manager position at a bank.

Pay is good, but missing the mission aspect of work. Have interview offers from Microsoft and Amazon for cleared PM work, but most of them are less product manager work and more adjacent program work.

This might just be grass is greener thinking, but would love to hear if you have made the transition if you enjoy cleared PM work or do you wish you stayed in the non-cleared space?
