I’m conflicted here - I own and live in a townhouse (4bd, 3ba) and am renting it out to 3 roommates (college friends). However I’m moving to a different city later in the year. And after living with these guys for almost 2 years now, I know they won’t take care of the place if I continue to own it after I move. Without regard to the current market, would it be worth it to sell or get a property mgmt company?

What books would you recommend I read?

I’m graduating undergrad in May and want to do real estate investing long term. Is it worth it to get my brokerage license in the state that I’m moving out of (I would want to do out of state investing) or should I just take a general real estate investing class. The goal would be to grow in knowledge about all things real estate. Also, any advice on real estate investing for a beginner would be appreciated!!

Looking for experiences/opinions on A/C options for old houses. E.g., high velocity ducts vs ductless mini splits. I am getting a 3% interest rate on a jumbo loan with 20% down on a $850,000 single family home. The ball park in July was 2.65 - 2.75
Checking if folks are noticing a spike in interest rates or if I need to look for another lender.

I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

How big is to big for an initial investment property. Theres a 20 SFH portfolio for sale by me for about a mil. Is this to big to start with initially? I'm less worried about the Financials (feel comfortable on that end) and more worried about the managerial aspect.

How can I invest in real estate ? Looking for an additional passive income source

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
