It depends. You are already starting out at a disadvantage not having an Australian rental history, and it’ll take even longer if you have a strict budget, particular location, a long must-have list, etc.
Having lived and rented in London, renting in Australia is very different.
In London, I reached out to a handful of agents in my preferred area with my must-have list, and they would willingly take me on a private tour to show me all the properties they had on the market meeting my criteria. They would also alert me if something was hitting the market that met my criteria before it appeared on their website or Rightmove — and I learned quickly that anything that made it to online posting probably was overpriced and/or had something seriously wrong with it.
In Australia, I had to check realestate.com.au daily to see if anything new was advertised that met my criteria. (domain.com.au is their competitor, and properties tend to be listed on both so you only really need to set up alerts on one. If you are moving with kids and school zone is important to you, Domain has better features for that.) While you could reach out to agents through the app/website to let them know that you were interested, you got form responses and were advised into registering for a 15-minute inspection time scheduled by them for all interested applicants. For many properties in Sydney, there’s a line down the street of interested parties since there are so few vacancies in this rental crisis. If you couldn’t make the inspection time, tough luck, and you would have to wait for the next inspection — assuming the property stayed on the market that long. My weekday afternoons and Saturdays were filled going from inspection-to-inspection. I realized quickly that the handful of photos online were out-of-date and/or only showing the renovated areas of the property. The agents that showed up for inspections were often whoever was free from the brokerage to unlock the house, and they didn’t know anything beyond the listing if you had a question. Agents only started caring about you — aka bombarding you with texts, emails and calls — if they hadn’t received an acceptable application for the landlord.
Assuming you find a property you like, there’s a very extensive online application. Not having Australian forms of ID, a few months of recent Australian pay statements, etc. might make filling in this section particularly difficult (and each brokerage has their own requirements). The other disadvantage you’ll face as an immigrant is not having Australian rental history — landlords put a lot of weight on the previous landlord’s reference. You will likely need to offer at least the listed rent — and possibly above the listed rent — and/or offer to pay 3-6 months upfront to encourage the landlord to choose you over other applicants in this super tight rental market.
There are a few other quirks to your settling timeline once you secure a rental property in Australia. Most properties come unfurnished, so you’ll need to source furniture and there are decent lead times for new items since there are still supply chain issues (and almost everything is imported). You will also need to secure any appliances that are not built into the property — rental properties typically do not come with a refrigerator nor a washing machine — so a similar callout with lead times for new purchases.
