I'm planning to buy a house soon. What's your strategy for optimizing the down payment on your first home purchase? I mean in terms of balancing immediate costs with long-term financial benefits... Are you considering factors like PMI avoidance, opportunity cost of invested capital, and potential tax implications?

I'd aim for 20% to avoid PMI, which typically costs 0.5-1% of the loan amount annually. It saves significant money over time.

Agreed with IBA1. Also, while mortgage interest deductions are less impactful after recent tax law changes, they're still worth considering. I'd calculate the tax benefit based on my bracket.

There is a real estate bowl you should post this in.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Yo where tf can I find investors interested in cannabis tech? We're a genetics startups doing 25k MR, growing 20% MoM

What is a simple way to explain to my boyfriend that investing in equity with an expected return of 10% is better than paying off debt that is growing at a rate of 6%. He has student loans and is adamant that he wants to pay all of them off immediately before saving any retirement money. I understand that many individuals use this strategy but I think investing in index funds for the long haul is better from a wealth accumulation perspective, without even factoring in tax implications of 401k

Any senior NYC partnership/paid media roles open in the new year?

I feel like I've been lowballed, can someone explain the below breakdown please?

Base salary: 60k
Quarterly quota (per quarter): 107k
Quarterly bonus (per annum): 23k
130% Annual bonus = 11.5k
"23% commission on quota minus base": 37k (don't understand this)
"Proposed 23% commission on 150% quota minus base": 86.5k
Sales commission threshold per month: 22k
OTE: 122k
Cost/Sales: 28%

That base salary is lower than my previous base by a significant amount by 32.7%

Interesting all the noise about these PPT, my take:

The pandemic took all the upside of an IB analyst life (client meetings in person, fancy trips, suit up, worshiped at networking events) and left all the juniors with the downside (long hours, monkey-like type of job, aggressive work environment).

Not that the complaints are not sort of legitimate but you may need to revise the decision-making process that led you to accept a return offer. Specially if you were looking for less hours.
