In the process of selling our house. Agent suggested offering a seller credit to structure as a 2-1 buy downs vs. lowering the sales price by that amount. Logically, it makes sense as we can compete with some of the builder incentives offered in our market. Financially, we’re ok if we take this direction. Anyone have experience with offering seller credits? Want to gauge what else to consider. Not in a rush to sell but highly motivated to close on new build primary before price goes up further

It will make basically zero difference to you in most cases. Whatever helps the buyer the most is what you should do if you want to expedite.

For you as a seller, it doesn't matter either way if you reduce the price of the house by 15k (for example) or offer 15k in seller credit. But for a buyer, having that 15k in seller credit goes a long way in reducing the cost of the mortgage and out of pocket expenses in purchasing a home.

With the tariffs about to hit, lumbar and housing costs are expected to skyrocket in the next few months!! I would do what you could to sell quickly and buy your new home. Good luck!

I realized I've been a dummy for getting a job at a creative agency and not working on my portfolio. Most of the projects I've taken on, I've done so as a way to support others without taking much credit for it. Now, a better opportunity came along and I don't have anything to show for my talent as a designer. ALWAYS take credit for what you do, even if it's not your project to begin with.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap.
