Incoming FSO assurance associate at EY starting this fall. Looking to start investing, but I know independence plays a role in what we can invest in. My goal is to hopefully make it until SM one day, and from what I’ve researched after reaching manager investment options become quite limited. I'm the hiring mgr for designers in my org. I recently discovered pay band information given to me by the HR generalist I'm working with on hiring was outdated and updated bands had been released over the summer (prior to my hire date). The outdated information had led me to believe a prime candidate was out of range. Aside from incompetence, can anyone think of a reason why HR might have withheld information about the pay bands? I assume mgrs see the full monty when it comes to pay...right?

How do people increase their credit score? Mine’s only around 790/770 for transunion/equifax respectively and its been like that for a while now. Would love to get insight from folks here as I’m not quite sure what to do. I currently have around 14K in student loan debt and enough saved up to pay it off in one fell swoop. What I’m struggling with is whether I should invest that money into the stock market (thinking less risky S&P 500 ETF) and pay off my student loans monthly with the average payment being around 1000 so I can pay it off in about 16-18 months (due to interest being around 5%) or pay it off all in one go?

I've heard from multiple people about how inflated the assets are and high the P/E ratio is, hence not a good time to invest in the market. Long term investors, how do you deal with this argument? P.s. I understand the time in the market>time the market.

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

Has anyone used fundrise? What are your thoughts? Is it worth checking out?
