Is buying real estate (purely for appreciation, not any cashflow value) still a better investment than bonds? I’m seeing RE value up 4-5% YoY (solely looking at appreciation), and after deducting everything (down payment/mortgage difference/REA fee) it doesn’t really come out to as high as I though it would. When I look at current bonds, the rate is on par, if not, even higher. Am I misreading something to think bonds could be a better investment (for a 2-3 year length).

Buying real estate for appreciation is a gamble. In some markets, it will pay off nicely. In others, not so much.

There’s also a lot of things that can go wrong with any single property, so your results may vary compared to the market as a whole.

Agree with EY1. Should expect to hold any real estate investment for 5 to 7 years on the “short” side, and be happy if it works out faster.

Based on the Gross salary offered I have calculated the in hand salary per month would be around 152000 considering 150000 in 80C, 50000 in NPS and 200000 deductions due to home loan interest. Total tax liability is around 400000. Any other options do I have to save tax further (other than HRA, LTA)? Thanks in advance.

Hi all. I just received an offer for $130k and will be eligible for about 29,000 shares of stock options. The vesting schedule is 1 year and then quarterly thereafter.

Can someone explain what this means? I “will be eligible”. So, I have to buy the shares? Should I be asking at what price?

We all know- SIP of 50k/pm for 15 years at a CAGR of 12% p.a. grows to 2.52 Crs ( approx.). BUT

Do you know- If we delay it by just 2 years- the value falls to 1.88 Cr ( approx.) Difference is a WHOPPING 64 LACS, though the difference in Investment amount is only 12 lacs!!

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
