basically NYC is 1 of the worst places to invest real estate. Outside of that it’s a fine investment and apparently Newark has done quite well.

Someone here asked recently which candidate would be better for workers like us who are here legally with all the credentials, paying US taxes just like Americans. I think I did a mistake , I tried applying for companies and dont get any calls, got two calls but both of them rejected even before taking an interview that they want immediate joiners , market was ok so I resigned and the hiring got freezed its been 45 days since , but I still dont have an offer dint just got two interviews till now I am trying to get referals , applying in naukri, LinkedIn getting referrals from fish bowl everyday and I am scared now hope I get atleast one offer😔😔

I'm a first time home buyer and got pre qualified back in Jan. Hard pull on credit docked me a few points. I wasn't able to close and now considering another hard pull for a different mortgage company offering better rates.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

Do y’all do 15 year or 30 year for your portfolios? I personally plan to have a “job” or “career” for both the next 15 and possibly next 30 years, so should I just do 15 years to get a free and clear portfolio earlier? 25 year old and just getting started. Have a duplex in a major market (looking to refi out of FHA), and eyeing other opportunities now. I don’t “need” cash flow, so should I try to just build equity?
