Potential tenant is a business owner, how do I verify his income? He shared several P&Ls for his businesses but how do I know it’s not made up, do I ask for something certified? Otherwise very high credit score, no flags on a thorough background check, nice family. He doesn’t feel comfortable to share bank statements.

You’re signing a lease with him, not his business so you need to see he can pay the rent. (Bank statement, tax docs, etc.). If you cant get to an agreement on that maybe ask for increased security deposit to limit your risk?

No idea, I was ghosted. I moved on with life and improved my earning potential to where I didn't need someone to accept me into their club. Now I invest wherever there is acceptable risk. It's worked out so far.

Bank statements and tax return are really the only ways to verify. If he's not comfortable showing his business bank statement and what he takes as a salary than your options are to take him on faith or insist and be ok letting the deal fall thru if he refuses.

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
