Put an offer on a house over asking (listed 10-15 K over market estimate). Seller came back, saying competing offer are similar and to provide buyer financial info BFI, and if I want to change anything on the offer. Should I sweeten the deal by another few Ks? What do you suggest ?

Has your buyers agent had a conversation with the selling agent to understand what the sellers value? Quick close? Money in their pocket? Are there concerns about repairs?

How much are you putting down for your earnest money? You could increase that.

Are you financing the deal? If so, are you prepared to cover an appraisal gap if it comes up? If so, it may be worth waiving your appraisal contingency.

Were you planning to ask for repairs or a buyers credit through the inspection? One way to sweeten the deal is to say “no repairs” as a part of the inspection.

Have you thought about an escalator clause? Saying you’ll pay $1k more than any other offer up to a maximum number.

These are all things that a good buyers agent would have told you instead of having to ask on an anonymous app like this…

What work does the house need?

HVAC system is 22 years old so would eventually have to be replaced.
The kitchen appliances are also 22 years old and would have to be changed soon.
Some leakage issues that were fixed, but would have to be determined during inspection

Geez what market?

Sorry, what do you mean? If you’re asking about the area it’s New Jersey.

I've been here numerous times. Just make sure it's a number where you're comfortable saying: I'm happy if I get it, and not unhappy if I lose it to some idiot willing to pay even more. There're always more fish in the sea.

If this house ticks all the boxes for you, a few thousand is not much from a grand scheme of things.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)). Bought at low in market just after COVID hit. I want to keep the building. Seems fair to give him his initial investment back + some additional money for market gains. Help!

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway.
