I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Hi there, I’d really love some advice from you all. In the last year I had to sell our home in Boulder, CO and embark on a new build process on a home in Tampa, FL. It turns out my dad can’t afford to live on his own so we found a home in FL that would have an in law suite. We locked in a rate but it expired and they are unwilling to extend due to the fact the builder is delayed and supply chain issues. Is there a smart way to structure loans now I’m unaware of? I applied for a job based on the job description and now have an interview with the Recruiter in the next couple of days. In preparation for the interview I did some research and have serious concerns about the company. E.g., most of the most recent Glassdoor reviews describe the company as a "sinking ship" with poor benefits and poor leadership.
