I'll advice you do a little research first. Get acquainted with the investment options out there and pick the one(s) that best suits your need.
That said, you could invest in Treasury Bills if you're interested in investing for a shorter time frame.
But for a bit of flexibility and great ROI, investing in a High Yield Savings Account(HYSA) or Certificate of Deposit(CD) is a good option... You could get over 4%
And with some new banks and brokers incorporating Jumbo CDs, you could get over 5% in ROI investing in Jumbo CDs, but they typically have above 3months lockup time. Mostly penalty free.
But again, you shouldn't invest your money anywhere if you haven't invested in learning and doing proper research.
You could invest in high dividend stocks or perhaps a fraction in crypto, some crypto tokens are actually bullish even with the recent market crisis. But you might need help from an expert or at least do a lot of research.
There are several places for learning, books, YouTube, workshops etc.

Are you looking to put this back into real estate when the right deal becomes available? If so you may just want to do HYSA for ultimate flexibility. You could do short term tbills through your brokerage account to boost the returns a little as well.
That doesn't match your risk appetite so I suppose you could do a portion to that and a portion to an index fund or one of the safer options strategies.
