I am seeing stellar returns and extremely low expense ratios but apparently since they're quantitatively managed algorithms, they don't account for things like corona for example.

How much stock do you have? Are there gains? What are the tax implications if you sell?
How much is in your 401k? I believe you can use up to 50% or $50k of your 401k to buy your first home, whichever is less. Not sure if it’s a loan or a liquidation, but worth looking into.
What is the cost of homes that meet your criteria? How much would you be putting down? What would your mortgage rate be?
How much is your current rent?

Stock first easy
Interested as to why you think that - granted this is anecdotal of course and hindsight is 20/20, but I borrowed the 50K against my 401K in June ‘22 (before stocks fell), and I’m already 25K above where I was before I took the loan. It’s 15 yr, and while I forgot the interest rate, the interest just goes back into my 401K. If I were to liquidate my stocks I’d also be subject to capital gains
You can consider borrowing against your 401k and then paying it back (you’re basically paying yourself back)
Or I think you can withdraw the principal from your Roth IRA for home purchases without penalty. Of course do your research
