How much are you putting down to get the mortgage to that amount? Does that include taxes, insurance, and HOA (if applicable)? Or is that just principal and interest?
Is that $100k in upgrades / improvements important to spend immediately? Or could you potentially break it down into a few smaller projects over the coming years? How would you expect to fund those improvements?
How is the mortgage so low?
The mortgage rate is “low” because I live in London and mortgage rates are different here. These are considered (recently) historically high mortgage rates though.
I’d put 15% down, pay the 35k in property tax and fees, and use the remaining to start a few initial projects.
No HoA fees, low property tax.
You’re right - I’d split the projects over 3ish years.
I also think I could have a housemate join me for the first two years to keep the mortgage around 2800 for me.

I don’t have a sense of how taxes and mortgages work in England, but based on the numbers, this feels very reasonable. You have sensible reserves, so I think you’ll be fine, and having a roommate for the first few years would definitely make this very reasonable!
As a brit, living in London, I would say ‘do it’. If you rent a room, the first £7500 of income is tax free. After that, you will have to declare if you intend to follow the law.
Rates are likely to come down, so best to fix for a couple years and take a chance. Not sure of where in London you are buying but the market is slow so be aggressive in your offer.
Submit an offer under the asking price is what I mean. Not sure I can comment or advise that much on an affordability question without knowing your circumstances but with a tenant seems okay
