Are you using a lawyer? Are you evicting for non-payment?
You’ll need:
- the original lease
- your rent roll (you can type one up pretty quick in excel if you want)
- any and all communication you sent to remind them that their rent is due
- any and all communication they sent you that shows they weren’t going to pay
Be sure to read up on the landlord / tenant law in your state, and know the exact requirements of what notice is required to be provided for any non payment situations. Have the tenant read the appropriate lines in court and ask if they followed the guidelines.

Omg good luck, that’s so stressful. Keep us updated!

It is, but it’s a short-term problem for us and a LONG TERM problem for the tenant.
Are you in a tenant-friendly or landlord-friendly state?? That is the first thing you need to know.

Get acquainted with the regulatory rule’s of your state. The dos and don’t. Plenty of good information from attorneys on n YouTube. Best of luck to you 🙌🏼
