Ugh. Going to court to evict a deadbeat tenant on Wednesday. Anyone done this and have tips? Any docs you didn’t have but were asked for? The tenant is going to be a PITA - claims we were stealing from her (obvi not) and used that as her pretense for not paying rent.

Are you using a lawyer? Are you evicting for non-payment?

You’ll need:
- the original lease
- your rent roll (you can type one up pretty quick in excel if you want)
- any and all communication you sent to remind them that their rent is due
- any and all communication they sent you that shows they weren’t going to pay

Be sure to read up on the landlord / tenant law in your state, and know the exact requirements of what notice is required to be provided for any non payment situations. Have the tenant read the appropriate lines in court and ask if they followed the guidelines.

It is, but it’s a short-term problem for us and a LONG TERM problem for the tenant.

Are you in a tenant-friendly or landlord-friendly state?? That is the first thing you need to know.

Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
