Should I lower my contributions to my 401k and save up for a down payment faster? I want to start having multiple streams of income. Planning on getting a multi-family apartment but not living there since I want to buy a semi-cheaper house so it won’t be in a great area (Chicago). Has anybody done it and regretted buying a house as an investment?

If you live in the apartment you’re trying to buy, you can get a lower interest rate like owning your own home. Something to consider.

If I were you and had to do it over again, I’d live in the apartment and save for the house until I could pay all cash for it.

I would love to get into provider credentialing, but all employers I've looked at want at least 3 years of experience. So, I'm looking at Provider Network Coordinator roles, because I'm finding some of those roles don't need AS MUCH experience. I'm a RHIT, and have been working in healthcare for nearly 10 years.

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

Can someone explain the benefit of whole life or similar products? I understand that they are bad for 99.9% of people. How does the 0.1% benefit? Taxes? Asset protection?

I'm struggling to understand why anyone would use these at all. Significantly caps your upside. If you are uber wealthy, why wouldn't you continue investing in the market? Why pay the crazy fees for these products that are essentially just 90% treasury bonds and 10% levered ETFs and covered calls?
