When you tour a home for the first time, what things should you look out for or remember to look into? My husband and I are touring this Sunday and I've heard too many horror stories about bad homes dressed up as lovely ones. Any advice is appreciated, thank you.

Don't trust any "superficial" damage that might look like a water leak had previously happened there.

I asked my agent to send disclosures before I went to check homes. In some cases I found mold damage or termite issues that was hidden, so chucked them off my list. The other questions I typically asked 1) how old are the carpets 2) did they remodel - if yes, what 3) how old are appliances 4) if there is a HOA - how much, what does it cover? etc. I would also drive around the area to get a feel for a neighborhood- the cars and housing conditions are good giveaway of what you can expect.

You should be asking at least how old is the roof and hvac system, these things are very expensive to replace so you have to consider them in your offer when they are at the end or pass their life expand.

Check the gutters and any outdoor pipes. I didn't and it was pricey ($600) to get them unclogged and repair the water damage.

Who does that during a home tour? Are you going to bring a ladder? Lol

Open up the sink cabinets and smell, drag your feet as you walk, turn light switches on/off and see how quickly things respond. Open/close doors all the way to see if they stick, run the hot water and flush toilets at the same time, check for leaks under sinks.

HR is scheduling the interviews without checking time with me. One interview was scheduled and then it was rescheduled to a different time at last minute. We decided to do a photo session before the wedding for the two of us and family. The photographer and the location were amazing but the makeup was terrible, and because I was low on time, I couldn't fix it before the photos. The makeup artist make me look yellow! Additional Posts in First Time Home Buyer

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
