My partner bought a new truck earlier this month. We’re hoping to joint-purchase our first home next spring. Is there a “best” time to get pre-approved for a mortgage? When should we start the home buying process?

So far we’ve kept our head in the realtor apps to see what the market is doing.

I like my clients before they start looking for a house to get a pre-approved letter from lender so we know what budget we can work with. Also, if they want to put an offer most of the seller requiere this letter with the offer. So when is the best time? Just before you starting the home buying process. Best time to start is when you feel/are ready, do not try to time the market. Good Luck

Home buying went fast for us. We were pre-approved for a mortgage within 1 business day of submitting an online application that took 30 minutes. We toured 8 houses in one week, found and made an offer on the one we loved about 1.5 weeks after initially contacting a real estate agent and mortgage lender. Closing was set for one month later.

The whole process for us from the time we first contacted the realtor to closing took 4 months. During that time we had pre approval for multiple houses. We put offers on 4 houses before one got accepted. After that because of the sellers it took 6 weeks to close. We had everything set on our end. The sellers had some issues on their end. When we were shopping for a mortgage, the brokers suggested not making any other major purchases during that process or around the same time.

Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance. I'm not seeing many options for her besides to continue pmts, fixing just enough to drive or voluntary repo. Thoughts?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

Parents are deciding between moving to WVirginia vs Virginia at retirement to be closer to us based in fairfax (ideally be at 1 hour driving distance). They currently in the mid west but WVirginia appeals to them because of low taxes, low cost of living. We are also poc so appreciate some diversity.

What’s a fair calculator to know your affordable mortgage?

One online have a wide range in what’s considered “affordable”
Pre bonus and equity I earn 110k/yr in Wash DC.
I’ve seen 33% net income, but honestly $1650/mo CANT even get a 500sqft condo on rent.
30% gross is $2750/mo 😱
Others say I can afford 600k houses but that seems irresponsible and ridiculous.
My current rent is $1750 for a small 1bd1ba (cheap) but I’m sacrificing my safety in my neighborhood. No frills apt.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. I’ve began getting quotes for mortgage rates through lenders and the best I’ve seen so far is 5.75% (excellent credit, dp at 10%) at a 60 day lock. Debating if I should test my luck with the market to see if rates will drop or if I should go ahead and lock my rate in before Rates increase even more
