Where do we think NYC rent stabilized buildings are headed these days with these abysmal policies?

The exact same way the past rent stabilized apartments have gone. They will get torn to shreds throughout the years and then left vacant. The rent the owner would be able to charge won’t justify fixing up the apartment. Ultimately lead to less inventory in the market.

What abysmal policies are you referring to? Rent stabilization, or something else about NYC?

I have 10 years of experience. Mostly in Unix, C++ and Visual C++ and MS SQL. I developed interest in cloud computing as like many others and was able to clear AWS Cloud Practitioner, AWS Solution Architect Associate and Professional, AWS Security. Along with these I was able to clear 8 Azure certifications as well: 3 fundamentals, Azure Security, Azure Developer, Azure DevOps and Azure Architect.
Now my main question, can I try to switch on Cloud Architect or some other similar cloud roles?

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

But light burbs? Srlsy? They are grown up people (fresh out of college girls)

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? I am selling house and remodeling both master bath and kids bath. Got quote for 29k for both and I buy floors and cabinets.question is I have a very big whirlpool tub and tiles around it discolored. It’s a hassle to lift it up change the tiles and fixtures and put it back. It’s old but works great. Remodeling ppl recommend get rid of it, give space to buyers if they want to buy standalone tub. I thought it adds value to have whirlpool tub. But can’t even change fixture. Should I get rid of it?

How much importance do you give to proforma numbers when purchasing an investment property?

I saw this townhouse in a prime location in my city for $350k (cheap for the area). The floors are all messed up though but the buyer said they’ll either lower the house price or give a credit for closing cost. There’s also a lot of nicks here and there (some locks missing from door, dents, scratches, stains, and some things are loose). But overall, the house’s architecture and design is so beautiful. Would it be worth it to get it and fix it up? Or find a newer house with less maintenance?

Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
