I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!

Does anyone enter a “f*ck up” spiral and how do you get out? Like when you miss a nit or even larger typo in a brief or miss an issue in a sub/cite and someone calls you out in it, and then you doubt every proof you do, get anxious about f*cking up, and inevitably f*ck up again. Trying to decide if I’m burnt out after three crazy months or if I just suck at this job and should hang it up if I can’t get it back together soon. I don’t trust myself anymore.

To what degree do you share your mental health issues with your team? I went through a period of depression and recently got comments back that I need to fix my attitude. Is it worth mentioning now?

Hey so like - newfound reason for my procrastination since I got on Ritalin - a tendency towards "putting things off so I can enjoy the hyperfocus later". When I just started taking the meds I was super effective for a few weeks but now my brain seems to be figuring out ways around the drugs 🤦🏻‍♀️ any ideas on how to not fall back into procrastination behaviours?

My company allows contributions to both traditional (pre-tax) and Roth (post-tax) 401k. Is it better to split my contributions between the two? For example, I could contribute 3% to Roth and 3% to traditional (my employer matches up to 6% total but that can only goes to traditional)

I’m having a super hard time finding a job in pharma R&D, all the jobs available seem to be analytical - I have 4 years experience working in a lab (3yrs at a CRO & 1yr working as an associate scientist on a drug product development team). I got an offer for a senior research associate ($60k) but I currently am an associate scientist in MD making $75k. Do R&D pharma jobs exist in the Denver/Boulder area? Is it me or are the salaries low because everyone wants to live in Denver?

After you are stealth laid off, other than job search, what do you do? I assume they won’t give you work and even if they do, you can politely decline? Hello fishes, recently I have received the job offers from Akamai & Nasdaq with kind of equivalent pay. I've an experience of 2.7 yrs in Java Backend. In Nasdaq, I feel the project is slightly on better side and also domain driven in comparison of Akamai. The only thing that is troubling me is 90 days notice policy in Nasdaq. Just want to check if it's a bad thing or would it still be worthy against the project & domain.
