Which do you believe is more accurate, A CMA from a broker or an appraisal report? I’ve heard mixed responses on this one.

Good broker > appraisal > bad broker imho

What do you look for in a broker to get the highest value for your property. Is it more about that they specialize in the area?

If there’s financing involved, then the appraisal is all that matters because that’s what the banks care about.

Appraisal report. I’m biased though 😂

7 year lawyer here. Been with the same big national firm all 7 years (not BigLaw) doing complex litigation. Been working remote a long time due to moving around for wife’s job. As a result of the moving was bumped off partner track. I’m looking at a great small firm that will be a practice change (but still litigation). I've been a government attorney for nearly three years now and have worked in the same office/division since I passed the bar. I've yet to receive a promotion other than two cost of living increases (in sum, a pay increase of 6k over 3 years). I know this is meager, but I'm mostly ok with it, I just want to see some recognition. On the other hand, it's hard for me to imagine negotiating because (given my inexperience), I don't feel I'd be able to do better anywhere else. Any advice?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
