This happened at my house… kids flooded the bathroom once and water found it’s way down to the ceiling below somewhere… we touched it up and it never happened again. Also, if you take a rag and get it wet with bleach and dab the stain on the ceiling for about 2 minutes it will disappear.
This ^.
Drill a small hole and put an inspection (endoscope) camera in the hole. Run the tub. You should be able to see any leaks. The small hole is easy to patch.
It’s very likely that your realtor is correct. The only way to find out for sure would be to open up the ceiling. Something similar came up when I was selling a home, there was a light water stain on a closet ceiling. To appease buyers, I put in writing that i had never seen water leaking from that spot while I was living there.
The sellers mentioned they were unaware of the stain and stated they haven’t had any issues. My gut tells me that I should not just disregard the stain and should have this looked into more to determine source and whether or not it was actually resolve, but my realtor doesn’t sound too concerned about it. What would you do?
Yes very valid. If you want to move forward, it is crucial to Extend the inspection contingency period to another 10 days to get to the source of the leak
I would not be too concerned about it.
It’s not a big deal and even if it’s a leak, probably a small fix. But if you have an inspection contingency, you can back away for any reason.
I would not be concerned either. If your toilet overflows in you're not aware right away, it can leak through the ceiling. This happened to me twice when my kids were small and thought it was fun to put things down the toilet. 😁 I also had a leak from my roof into a bedroom ceiling because a seal had cracked around one of the exhaust pipes. Both times no big deal and no sign of anything more serious. But they did leave stains on the ceiling

This sounds something super minor and very easy to fix if it does become an issue
I should mention the water stains were two long parallel lines across the garage ceiling.
Coach
Oh no, not the parallel lines. Game changer
I mean at worst you’re looking at a small ceiling cut, possibly pipe repair and drywall. Less than a grand if the leak isn’t terrible. Not worth losing a house over
Use it to negotiate a credit but don’t let it kill the deal if you like this house otherwise.
It’s probably the result of the sink or tub overflowing at some point way back. Not a big deal especially if the inspector can’t find a leak. And even if it does leak later it’s over the garage not a living room which is also comforting. If there was an issue they were trying to hide they’d have painted over the stain.
Plug the shower drain and leave 1/2” or so of water. Check the level and infrared imaging to see if there is a slow leak. If it’s not shower issue most likely not an active leak.
Rooms above a garage tend to be colder in the winter and hotter in the summer
We had water stains that were from previously fixed items as well
