Would you buy a house that had a large fire? The construction company redid the interior of the home. New roof, new deck, new studs. The exterior brick and foundation are still original. First time homebuyer, so quite nervous and uneducated if I should try to buy this home before completion or avoid it.

I didn’t smell anything and I’m very particular about scents. I’m going to mention this property to my realtor and of course will do multiple inspections if I move forward with contacting the construction company.

I have a house that was built in 1900 and I can see evidence of a fire in a section of the attic. It's still standing strong after 124 years.

20 years ago, sure.

20 days ago, no, unless there was proof everything was fixed and up to code.

If it makes you feel better, a lot homes have old fire, or water damage that gets fixed, and owners don’t find out about it until years later when they remodel a room.

As long as everything is fixed correctly it should be fine.

The fire happened March 2023 and it was bought November. The house is in a neighbors next to where I live, so I see the progress daily as I walk my dog.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

The value is now over 400K and I have an equity of over 150K. Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
