Depends how much money you spend on other stuff. If you want to go lower than 375k you better live in the middle of nowhere lol

I make a lot less than that and had around the same budget, but it doesn't hurt to budget on the cautious side. The hard part will be finding a house you love for that price. Depends where you are but in a lot of places that's the hard part.
I think it's smart to not max yourself out and become housepoor.

Depends what region you live in and what kind of town you want to live in and what you value. Walkability? Commutability? Good schools? Safety? Strong community? Quiet? Lively? Easy access to a train or highways? Big house? Big lot size? Good down town? You might have to compromise on some of these things.

Tbh in cali or the northeast i don’t think you’d find much of any house at that price point. In other areas I’m sure it’s very doable and not cheap at all.

How many billable hours per week is considered at capacity? I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
