Has anyone gone to an estate sale in the city?

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

If I currently have significant unrealized losses in my Traditional IRA (mostly funded with pretax $), would I be able to use these unrealized losses to offset the tax bill that will be generated after moving my investments from my Traditional IRA to a Roth IRA (i.e., backdoor Roth IRA)? TIA

If my company is deducting tax on reimbursements for example relocation, flight travel, mobile usage, etc. Then how to show in tax filing? bcoz as per my understanding it should not be taxable as I am using my money and company is refunding and no extra income. It's like I have already paid once and while refunding company again deducting. Please guide on this issue.

My direct report expensed Cal Bar late fees assessed for reporting MCLE credits late and for paying the bar fee late. It’s around $190 extra. I don’t get it: Why would anyone invest, for example, in a 6% dividend yield etf with a 0.50% ER (ie EMHY) instead of a 9% dividend yield etf with a 2.5 ER (ie YYY)? Wouldn’t you still be getting better results with the expensive one?

How do people increase their credit score? Mine’s only around 790/770 for transunion/equifax respectively and its been like that for a while now.
