Does anyone have rental properties in SE DC or does anyone rent in that area?

I have my eye on a place that would theoretically cash flow but I have my doubts as to how easily I would be able to find good roommates/tenants.

I have one in NE DC, 20002. Not the best market for CF, but decent for appreciation and over time rent will def cashflow. Can’t really speak to SE…and it depends whether u are talking about navy yard vs anacostia.

I’m glad that worked out for you. I have a similar mindset. I just need to find the right neighborhood. Some areas I’ve visited, I don’t see changing much within the next 5-10 years.

If u want cashflow, look in Midwest or Southeast in general, not even comparable in terms of cashflow/cap rates.

Fully remote and looking at a bicostal lifestyle. I’ve found some nice long term furnished places, but where can I find a monthly rental for when I’m not at home base. I’ve looked at Enterprise and it’s roughly 2,000 a month for a compact. If I’m going to pay that, I’ll just lease a Urus for 18 months and save one or two hundred😂

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

I recently joined citi. I have been given choice for to select superannuation as 13% of BS or 12500/- monthly or zero.

This is one time selection and not reversible.

I am already investing 1.5 lakh in 80C through SIP and EPF.

I need more detail about superannuation and is it beneficial or not?

Also is there any retirement age in IT field 🤔 (or in citi)?

Hi all - any advice for a first time real estate investor looking to make their first purchase at the end of 2021.

I plan on saving $50K, for a $350-400K property in the Long Island, NY area for my first property. Does this sound reasonable? And does anyone have any experience & advice investing in the LI area?

Id like to rent it out for some positive cash flow that I can then start using to save for my 2nd property (sounds easy when I type it).

Thanks all for your input - stay safe!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
