Does anyone own an investment property outside of the state you live in? Want to buy a house in a college town a couple states away but don't know if it will be too difficult to manage. Thoughts?

Depends on how hands-off you want to be. Do your due diligence. Shouldn't be hard since y'all do so many PE DDs. There are some companies that will take care of everything but will obviously require higher fees. Some will even find your tenant for you.

I think it is much easier now with apps like TaskRabbit and Handy. I managed one of mine from out of state and it is never a problem until it is. 99% of the time it is fine but if you get a shitty tenant or have a major issue (broken pipe, flooding, etc.) you not only have to deal with the issue remotely but deal with an angry tenant. How do you know if the issue was dealt with properly unless you rely on the tenant to be your eyes and ears? It helps to have a friend or local contact in case of emergencies.

My fiancé and I are first time home buyers (both 28 yo) and would like to know what makes more sense: buying an expensive home or buying a lower cost one. Our combined income is around 400K but since we just began working post school, our savings are only $70K right now (also 30K in student loan debt). My joining date is coming closer, however education background checks are still processing ( international degrees) . My onboarding coordinator told me that I can still join even if education check is still in progress, provided there wont be any flags. I don’t see any issue with my degrees and have done same with my past companies.
