Red oak and glenn heights have an easy commute to dallas and can definitely fit that criteria, although they dont appreciate as fast as grand prairie mira lagos. Regarding foundation…Since those cities are totally flat, youd just want to make sure the yards/driveways slope away from the house than toward it. Builder may provide an idea about quality as well, some build better than others and have done soil tests etc. When was the home built?

Alpha Foundation. Ask for Stephen to come and do an inspection. Best there is!

Most, if not all, of DFW has foundation problems at some point. Our clay soil is tough on house foundations so it’s very common. I think that having a structural engineer out is a great idea. I haven’t heard of someone raising the foundation before but I also haven’t personally paid for foundation work. My house had a ton of piers installed 12 years ago. Other than where my upright piano sits, everything seems to have stayed level or close to it since then. My piano weighs around 800lbs so I’m not surprised that the door next to it isnt square in the door frame. I probably should have made sure that it was on one of the piers. Good luck!
If an engineer has already done foundation work (typically piers) then the owner should have the report and any warranties on the work. Don’t move forward without that data and talking with the company that did the work.
It’s not that unusual for DFW, but if the work has been done right you shouldn’t experience serious issues with more shifting for years and that could be solved by adjusting piers already installed.
So the issue is that OpenDoor bought the house from the owner and they are lazy and didn’t get additional info on the foundation repair aside from the fact that it was a foundation raising instead of piers and was done in 2020.
