For those who own investment properties - Rate being a landlord on a scale of 1-10

Hi fellow fish need some advice.

I'm planning a wedding and wondering if I should apply for new credit cards to maximize on points. If so, wondering what your recommendations are and or if there are new cards out there I haven't heard of yet. For context I probably have another 20k+ in expenses to pay still and my current cards are:

CSP
Marriott Bonvoy Boundless
Citi double cash
Random card (used to be uber)

I'm relatively new to stock market investments and have tried to build a balanced portfolio for the long term. Should I hold the stocks for long term or does it make sense to book profits in between ?

Can I move to Florida the month my bonus hits and not pay any NY State tax on it? Or would I just declare that 1/12 of the year I was in Florida and get the pro-rated refund from NYS on my overall Pay

I consolidated grad loans in ‘15, kept federal separate from private (w SoFi @6.75%). Can I refinance w SoFi or w Earnest? Should I combine the federal and lose the protections for better %?

I'm an investor and a private lender and investor who can lend you the loan you seek at low interest rate, I lend money to borrowers nationwide (USA) and a few other countries overseas.

Qualified Dividends: I’m expecting $650-$750 qualified dividend in 2021. Salary and base about $250 total. Questions: what tax rate will the qualified dividend be taxed at? The 15% or 20%? Also, since it’s technically a long term gain, do I have to pay an state and local on the income? Been reading for a bit and I can’t seem to find a clear answer. Thanks fishies!
