Has anyone dealt with a VA Loan over $2m? Talked to a lender today and she wasn’t sure if I could go above $2m. And was also talking about having reserve requirements (40 months of payments across all savings accounts). Looking for any info or things to consider as the loan amount gets pretty high. Thanks!

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
