Is that a property damage claim? Most rental property policy do not cover damage unless it's fire, natural disaster, or external related accident like a car driving into house.
Did the tenant have renters insurance? That could be a way to do a claim.
Sharing the outcome since there was curiosity.
After many months of back and forth, USAA rejected two $135k contractor bids (so much for taking my word for it & the desk adjuster was clueless about pricing rates in Seattle and proposed $30k). After much effort I got a third $90k claim from a certified bio hygienist. USAA’s outsourced field adjustor and unresponsive desk adjustor were terrible/unresponsive. I documented poor response times and complained 2 levels up in USAA mgt to their direct numbers and a public post citing their director’s name. That’s when I got a claim approval. ;)
In parallel my lawyer is threatening an easy lawsuit against my condo board for 8 months lost rent / violation of legal condo rules expected response time to property damage claim. There was question of damage to common structure so condo insurance is primary and mine is secondary. They found a legally accurate reason to reject the claim due to a bacteria exclusion clause. That could have taken days not 8 months hence lawsuit. My discount contractor did the work for $40k so I’ll be positive.
But the most valuable piece was all the learning, even from the *daily* phone calls to push *every* stakeholder along.
I’ve sold my place after upgrades all around I paid for. I’ll switch to commercial real estate from here onward and continue prayers for my tenant’s friends and family.
Light it on fire.
That post was a joke.
