Has anyone withdrawn from their 401k? How much is taken for taxes and penalties usually?

My partner and I bought our home back in 2020. We got a good deal, low rate. But we want to move into a more spacious SFH. However, as we all know this market is crazy. Everything we want costs $620k+ and bc of rates it makes our mortgage estimates $3500+. We are currently paying $2k. And it looks we need to sell the house simultaneously as look for a new one or our contingency isn’t as attractive. I know it’s based on personal circumstances. But what would you do? - not move, sell and buy?

Why does the purchase agreement call for a FIRPTA when no real estate is being purchased?

Bought a 300k end unit townhouse in Atlanta, 14 months ago with 10% down (3.65% interest rate). Prices in subdivision have been increasing over that period. This month 2 non-end units listed for 330k and sold right away. The opposite end unit on my 5 unit building was listed for 340k and is currently pending. 500 firm contribution to HSA = ~21/ pay period. Add that to lowest HSA premium plan. It still comes out lower than the out 3 plans. So what am I missing?
