REITs are often only open for a 3 month period of time, potentially up to a year. They aren’t allowed to be evergreen.
Each REIT will identify properties to invest in, and the performance of one REIT won’t directly influence the performance of a similar REIT even from the same operator.
For what it’s worth, I was very happy with performance from an apartment REIT from Resource Inc, and unhappy with a Hines Global Commercial REIT. But your results may very with either company.
You may also want to look into multi-family syndication opportunities, which are basically like REIT’s but with smaller operators (so less operational overhead).

I don’t think this is true of public REITs. I’m invested in some private REITs that operate like this but public REITs trade just like stocks.

The difference between buying an individual REIT and a REIT ETF is like buying MSFT vs buying a high tech ETF that holds many high tech companies. REITs almost always hold many individual properties. I’m not going to guess at the other question. Before I owned a rental house I had single family REIT (INVH) with the thought that it was like owning a rental house. However there are REITs for many sectors and many private REITs and real estate funds that might not legally be REITs.
