Need advice. Have some credit card debt that I’ve been working to pay off. Have made progress but want to lower it quickly. We have dual income, with a house (~$300k in equity), 1 kid and 1 on the way. I’ve looked into debt consolidation via HELOC but also have ~$80k in vested equity in my company that I haven’t touched. Get equity refreshes every year. Would it be smarter to cash out $15k-$20k of that to pay debt vs. a HELOC at ~5% given that will still require mthly payments

I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. Hey fishes, completed 3 tech rounds at Bosch.
Last tech + managerial round was on 10th Nov. Got HR call on 17th Nov. Told my expected package and she didn't seem to have any issue. On 22nd Nov, got a call from the consultant at taggd who has been arranging all my interviews. Told my expected CTC and she seemed a bit surprised but didn't negotiate and asked if I have any other offers? I asked when can I expected the OL, she said within a week but didn't take any documents. Can I expect the OL?
