I had to sacrifice location. I was priced out of my area and the longer I waited the further out I had to go. Now, I couldn’t even afford where I am so I am glad I stopped waiting and pulled the trigger. If you are handy you can get a dump in a nicer area but I am not handy so I needed something decent , which meant sacrifice being near the coast which I wanted. But I’m lucky to have landed anything in this crazy market. Good Luck. 🍀

Yes but I have help. I bought with my partner and we’re house hacking. We bought a 4 bedroom, we rent out two rooms to family. It’s mutually beneficial because we have help with our mortgage and they get cheaper rent.

Not necessarily. Depends on the state.

I live in the rural midwest, so these numbers are going to make some of you fall over. 🤣

In 2016, I purchased my first home for $60k.
In 2020, I purchased another home for $155k.
In 2023, I downsized and paid $135k.

There's never a "right time" to buy. In 2016, when we paid $60k, I wanted to kick myself because 2 or 3 years sooner, and it would have only been $45k.
My advice, just buy when you can. And you likely don't need nearly as much house as you think you do. I disliked a large home so much that I gave up a 3% interest rate!

I won't lie it was very hard. The market is so tough right now and I had to make some concessions that I really didn't want to. We ended up in a school district that isn't bad but isn't really the best either so that was disappointing.

I had to go outside my desired location by an hour. It’s not where I hoped to be but that allowed me to get a house that didn’t suck. Good Luck 🍀- It’s brutal out there.

FL peoples: I signed a lease for a new place to start May 1 as my current landlord sold the unit I'm in. Turns out, the buyer wants to keep renting the unit and asked if I want to stay. Of course I want to stay. My new lease hasn't started so I'm pretty sure I can easily back out. For the new lease, I'm still pending full approval from a condo association as I have to do an in person interview. I have paid first months rent in advance. Is there anyway to get that money back?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

LCSW 50k loan repayment- Has anyone been granted a contract through the National Health Service Corps Loan Repayment Program? I’m interested in applying for the 2 years of full time work as an LCSW but my loans are a bit under 50k so I’m wondering if they would only give me what I need to clear my loans or would I still get 50k as long as I complete my contract ?

I have a 25K loan from my MBA. I paid off 100k whole, after graduation. 3 years ago, I moved my loan from federal to private ( SOFI) account. I recently lost my job. I have applied for unemployment, as the severance that I received will only cover for 2 months. Together my husband and I used to make less than 250k after tax. Curious to know how much your student loans were when you graduated from your program, how much you’ve paid off so far, and your age. If you have any varying factors too, like kids, income range, etc. Just trying to see if I’m on track or slacking in life. I am 34 yo, i graduated with 95k in student loans, i currently have 85k left and i make 85k in come. I’m also a single mom with two kids. Just praying for 100% student loans forgiveness.
