It takes time. I was low 700s out of school (no debt, clean financial record). It started climbing steadily to 820 over the next 4 years. The mortgage probably helped as it shows track record of being able to handle debt (same if you have an auto loan) .
Don’t close your oldest card, don’t make any late payments and some debt instrument on your credit record will only help
I had the same situation, then got 2 more cards increasing my total card ownership to 4 and my score quickly went up to 780+
740 is great maybe increase your credit limit

Get more credit, open up a few more accounts. Having a bunch of untapped credit improves your credit score, and pretty sure you only get rewarded for more accounts (to a point). I have a couple cards with >$10k limits, 4-5 with ~$5k... All but two sit in a travel wallet and never get used. Have 800+ credit
