Unless you are willing to live well over an hour outside the city, or live in a rather unsafe part of town, I don’t know if there is much available in that budget. Might have been possible pre-Covid but definitely not now.
Good luck… but no where within the city will you find property for that price. You’ll have to go at least 60 miles outside the city to get properties that come close to that price. Haven’t seen homes in that range since before I bought my townhome 7 years ago. Not being negative - just emphasizing the costs of homes in Atlanta.
Maybe 30-40 miles? But that commute would be awful!
You will not get townhomes or single family homes for that price even well outside North Atlanta. It’s crazy.
Yeah, something that big at that price is going to be quite a distance from town. Corporate investors have been buying up a huge chunk of the starter homes in Atlanta over the last several years and converting them to rental properties. Inflation has really hit housing in Atlanta.
2019 Covid and everything else that followed has destroyed/inflated ATL home prices more than where they should have. ATL is an inland city that seems to price itself, in its liveable/desirable areas, as though it’s a coastal city. But if you work for Google perhaps you’re able to afford much better than 285k
I bought a townhouse five years ago and loved it until recently when I got new neighbors on both sides of my house. Each family has small kids and I can hear their footsteps as if I were in an apartment!! Highly recommend SFH!!
That’s going to be tough. I live in Woodstock which is easily an hour plus commute to midtown and there’s not anything in that price range that you would want to live in here.
In all honesty you should probably rent until your budget goes up to at least $500k for a 3b3ba within reasonable commute range

Like others mentioned, I don’t think you will find a townhome at $285k in the city. I bought one in 2023 in Duluth, which should be cheaper, and it was $450K, 3B/3.5BR. This year, they are selling the same one for over $500K.
There are old houses though being sold in the city for under $300K, but they will need renovations. That might be an option for you given your budget.
Even crappy ranch in “ok” neighborhood will cost more. Unless you want to live 30 miles from ATL, I would advise to look at condos.
You can probably find something in Lithonia, Clarkston, or anywhere south Atlanta. But as what everyone says, that'll be a diamond in the rough in north atlanta.
Yes, coz haves and have nots are split by I20. And upper middle class ppl can't sleep too close to the airport.
Have you looked doraville I’d say zip codes 30340, 30341, 30360 still have some affordable houses

Just as a data point, I bought my five bedroom five bathroom townhouse in toco hills for $935,000 in July 2022
Homes in Dunwoody/Sandy Springs are going for $600k+.
You can get a fixer upper in an up and coming area but it’s truly in transition by the Westside park under 300

Apologies but if you are thinking you're going to get a SFH or townhouse anywhere within 40 miles of Midtown for $285K re-evaluate your budget or fire up your time machine
