I need help. I’m closing on a house on 4/20. I recently dropped a down payment assistance program since they didn’t allow you to rent out spare rooms under the program. So I transferred 3% from my fidelity account on 4/3/23 to replace what I was going to get from the program into my bank. My loan officer is now saying they need financial statements from all my banks and Fidelity for the month of April. The problem is they don’t release till May. Fidelity is the only one that’s not helping.

Can you just provide the march statement and then print all activity since the March statement?

That’s understood A1, this document is what I sent to my loan officer a few days ago. I posted it to see if anyone here actually has helpful advice on why this document is not sufficient, and why the underwriters still need an actual monthly statement.

Big Noo you should’ve consulted your loan officer first

I understand that’s frustrating. Since you have the transaction receipt and all. Ask your Loan officer if you can just write a letter that they can accept in place of the statement that’s not going to be generated until May. They should be able to accept that.

We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
