Rent controlled is 5% max, but those are so rare. I would consider that the most reasonable, anything over 10% is crazy
Just to clarify - Rent *stabilized* is ~2% a year or as otherwise set by the board (e.g. 0% during the first year of the pandemic). Rent *controlled* can go up ~7% over two or three years but only to a maximum rent set by the city which is usually super low so most tenants don’t see increases.
For commercial properties or multifamily? Commercial properties with long leases will have rent escalation clauses based on CPI with a minimum, and perhaps a maximum. Multifamily—it totally depends on the market.
My rent got hiked 40% (that’s on a covid low). Not much I can do about it but seems a bit unreasonable
