This is fantastic
Mortgage calculators show a €200k salary should give you access to about €1.1M mortgage (not taking into account 30% ruling, don't think it will move the needle too much). NB: mortgage is based on fixed income, variable pay (bonus) will not be taken into account in determining the max mortgage you are eligible for. Look at funda.nl what you can get for that (but know that the asking price on Funda is typically 10% or more below final selling price). You will need some cash to pay the transaction fees as well (2% + 5-10k for things like realtor, mortgage advisor, notary). Of course you can use more cash to buy a more expensive house.
Not sure what you mean with "overspending on housing". Your costs will be directly linked to the size of your mortgage, not to your income.
So helpful! I wasn't aware bonus was excluded. Thanks!
Wow! Which company?
Amazing! Which role, yoe, and company? Regarding mortgage, makes sense to call a bank and ask the numbers
That’s more than most two person household make in the NL. Enjoy the 30% ruling! Five years is not long enough 😅 (used to be eight) start checking the impact to your finances around year 3,5. I’m also curious about the firm but understand why you wouldn’t want to share! Good luck in AMS!
