You will have to sign something at closing that says that you will live there for a year. After that you can rent it guilt free.
No one cares unless you stop paying the mortgage. The clause you sign is ‘intent’ to move, it’s hard to prove regardless. I wouldn’t move in at all.
This argument of “Lender doesn’t care” is not true.. Once they see you have changed insurance to landlord policy, they could ask you to refinance as investment property.
Will you stay in it at all? If so, you can buy it as a vacation home. You just have to plan to stay in it for part of each year (just a week or two) and can rent it out the rest. We did this and were able to get better rates (but still not primary home rates).
I don’t plan to stay there, unless required to stay there for few months than move out and won’t break the contract.

As SC1 says, you are committing mortgage fraud. Will you be prosecuted if you don’t default? I doubt it but, it is a risk.
I have a primary home rented out. No one cares.
You can buy home for parents with FHA loan. What OP is talking about is different.

My exp: Most loan agreements in recent years I have seen have you sign that you will live in it for at least a year and some have requirements that you notify the lender if circumstances change and you have to move out. Do people mess with this? Probably. If you default I imagine they will make it a problem for you. I also don't know that investment interest rates are much higher than primary. Timing varies, but IIRC my difference has been less than 1% (but it's been a while since I refi'd or borrowed).
If you get it as an investment, do you always have to refi as an investment property? Ie. You are stuck with an investment mortgage ( assuming you never live there)?

This usually isn’t an option because most people buying a rental already own a homestead and that will be clear on the app. But if you don’t have a homestead then yes, you can claim any home you’re purchasing will be your homestead pretty easily. You have to sign at closing a doc saying you intend to occupy it as your homestead for 60 days (may vary state to state but that’s what it says in TX). So technically signing that is mortgage fraud if you’re lying. But the lender would have no interest in getting you for it, especially if you make the payments on time.
