I use one now after a couple of years of terrible tenants. It def cuts into earnings but I like the peace of mind and knowing the tenants are reliable and non destructive
Great perspective and brings up a great point of doing dd when selecting one!
I use a property manager for my rental. They find the tenant and manage the property. I wouldn’t do it any other way
What area are you in?
BAH1, I have not. I’d rather own my own portfolio of properties as opposed to investing in a portfolio of properties. Though if you have a better exp with REITs, please share!
Any tips for finding a good property manager?

Never EVER rent your property to a friend or family member. Never EVER EVER EVER EVER EVER!
Also, if looking for a property manager, don’t place too much reliance on Google/Yelp reviews. Be sure to get recommendations from friends who are also property owners. Plumbers, HVAC servicemen, etc. would also be good to ask because they work with and know the reputations of a lot of property managers. It’s a seedy business, so you wanna make sure you get a good one
If I find a property manager will they then bother me for xyz? I’m done with it
