Hey all newbie here. My husband and I are living that Double Income No Kid life wanting to (Financial Independence) Retire Early.

Both in tech in the Bay Area. I’m in Arizona visiting family and am thinking of an investment property. Does anyone have a book/course/video that they personally have used and recommend for flipping houses? I want to do some research there’s a lot of content out there.

I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

I’m a new CSM (9 months) and I work at a company that doesn’t invest much in its CSM team. I’ve been struggling because as time goes on I feel more and more like a token hire. We have no play book/structure, no CSM tool and I’m current organizing all 95 of my clients on spreadsheets while also handling presales trials with a salary under 50k.

Long story short: I’m searching for mentorship or to be pointed in the direction of a good course so I can help the clients I do have while I’m here

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. Is it a good time to buy 1BR Chicago Downtown? Lotsa places available under 250k, HOA in 500 range. Plan to live in it for 1 year, looking for jobs in SF, will rent out post relocation. Other ideas?

Can someone point me to some material where I can read about profit sharing vs 401k. I get the concept, but I am trying to understand is 10% profit sharing vested over 5 years better than an employee 401k match of 6%?

From my understanding 10% PS is better because it’s just a standard 10% on top of whatever I contribute though it takes 5 years to vest. Does this mean if I leave before 5 years I don’t get any of it?
