I researched realtors in the area and picked my own agent. Glad I did because the listing agent was a whack-o. Getting their time wasted is part of the job.
I’d look using the listing broker. If you end up making an offer you could theoretically save some money, since seller might pay lower commission due to a single realtor’s involvement.

What's the point of looking at a property if you are not going to buy for a few years. You can always drive to the area to get a feel.
We'd move this summer and work mostly remotely if we buy it. If it doesn't work out we'd keep looking casually but no urgency to move.
