I’m looking at a new build. Lennar offers NFC rate buydown. They offer to buy down the rate for you. However, if Im getting a good rate for a VA loan, is this necessary? I may not understand how this works but if they’re using this rate buydown as an incentive, perhaps there’s room to negotiate for a better price instead of the rate buydown? Can someone help me wrap my head around this lol? Ultimately, I’m trying to get that purchase price as low as I can. I’m a novice here so please be kind lol

Builders don’t like the sale price to go down. You might be able to negotiate a seller credit instead.

After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.
