What’s the bed / bath count for each unit? How long are the current leases? What’s market rate for similar units?

3/1.5 each. Tenants do annual leases but one will be up for renewal in October. $1800 is more in line with units of similar size and quality. But I have seen up to $2k as well

Taxes are only 5k ?! I should move to Wisconsin.

Wow- that sounds like a good deal. my home is worth 450k and I pay 7500 , we are getting screwed in New England.

What are the area average rents and what is the cash on cash return?

Calculated coc with 20% down at full asking price and current prime rate is about 11.4%

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

Got offered 68k after 2 years as a contractor (62.5k) doing project management/business admin in a tech department at a Fortune 500 bank. I have an A.S degree and working on my bachelor’s/masters may 2024. I negotiated to 84k NYC. I have seen interns get offered 38 per hour (79k) for internship positions with a similar role.

How can I get passed cynicism?

Having struggled with visa for the past ~6 years, I have become extremely cynical. I don’t trust real friendships anymore because friends turned into competitors or got too burdened to maintain the friendships.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Got an agent and she was useless for finding good tenants. Got frustrated and finally started finding leads myself and closing on one soon. I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? He invested maybe 4-5K in time (demolition work) and 2K in cash. I’ve managed the whole thing for 9 months. 10% of gross rents (as a management fee) would be about the same (6-7K)).
