In need of advice and do’s and don’t with regards to moving a residential sfh from primary owners to an LLC in TX.

House has no mortgage (is paid off) and will be put on lease with a property management firm.

Wanted to see what experiences have been for others and what I need to make sure I don’t overlook. Trying to make it an easy process.

I would suggest a series LLC for future rentals to also be under its umbrella. It’s pretty straightforward — create an LLC, operating agreement, and deed it into the LLC. Make sure you add the LLC to the insurance policy or get a new one.

What County are you in?

I’m in DFW but it can all be done remotely. I charge about $1,500 for this.

I grew up poor and was obsessed w financial security. After investing my blood, sweat and tears into my career for years, I’ve decided I don’t care about my career or earnings as long as I have enough to support my family. Question, if you pay off your house isn’t a 100k salary more than enough to sustain a good lifestyle? My goal has always been to payoff my mortgage then find a really easy analyst role to sustain my expenses. Assuming I’m a director/VP by the time my mortgage is paid off I’d probably be able to do an analyst 40hr week in like 10hrs. Esp at some of these low expectation companies. Does anyone know the answer to this? - My first mortgage statement was generated on 11/2 with a due date of 12/1 and includes a month of interest based on the balance on 11/2. I made a principle only payment on 11/14 of $500 which was applied right away. Will the interest automatically recalc to reflect a lower outstanding balance for a portion of the month? I plan to do this every month.

For PwC fishes who left recently, how did you consolidate wealth builder into 401k within benefits express to avoid the 20% federal tax withholding that was described in the benefits package? Help!! My bestfriend is doing two months abroad and was trying to fly into turkey when they told her she couldn't because her passport expired within three months.

She went to the US Embassay in Athens knowing she had a month left of traveling, and gave her an emergency passport and punched holes in her exsisting one. Now no country will let her in with her emergency passport.

Can her mom get her a passport in the US and ship it to her? Is there anyway around this?

Just found out that end of the year I will be promoted from analyst directly to VP and since it’s such a large jump I’ll be the lowest paid VP in asset management at only $135k TC. Should I stay it out and wait for TC to align or take the promotion and jump ship bc I will likely get paid more elsewhere given how recruiters/other companies eat up hiring recently promoted ppl from other firms?

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. We are renovating a condo and the previous owner had two Crane toilets (not sure how old, but functioning although seals are old according to our contractor). Back outlet flour mount ones are the only options for the building, and one toilet can cost $300-$500.

We are redoing all the bathroom tiles and walls and debating what we should do with the two toilets. Would resealing the toilets extend the use life? Or should we just replace the toilets? Any other recommendations? TIA!!
