Is a 25% re-leasing fee (of next month's rent) from property management company typical for a renewing tenant? Seems like an awful lot for no changes really.

25% of the first months rent of the new period with the same tenant. No change in lease terms. They call it a re-leasing fee.

I would never dream of charging that to my (good) tenants. And anyway, for what? An extra few hundred bucks? But I guess you can contract for whatever you want...

This ^. Offer the carrot of a future mandate in exchange for waiving the fee today. Just make sure the next mandate has a set minimal fee for renewals

Where are you located? It’s probably illegal in your state.

I don’t think they can do that in California!

These kinds of things are ridiculous. Have a property in Chicago. We negotiated this upfront and cut it out. They get a hefty fee anytime there is a new tenant though.

What does your contract w the mgmt company say?

Definitely not standard. My management company only charges me that if they are looking for a new tenant.

They are probabaly hinting they want you to leave. .
Once your lease is over its hard to beilive they can't do that, they aren't obligated to renew unless its in the contract. .

Why do recruiters never tell you which agency they want to talk to you about until they get you on the phone? I don’t want to waste anyone’s time and it would be helpful to know this info from the initial outreach. I wish someone would create a book entirely on copywriting or art direction daily exercises that train us juniors or students to get better since creativity is a muscle. Sure, hey Whipple or the ad concept book do have some exercises, but I want more exercises that are bit more structured.

I would definitely pay money for that book.

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)

NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?
