Hey I just saw this online, NCHFA NC 1st Home Advantage Down Payment. I don’t work with the NC Housing Finance Authority directly but any good loan officer who serves your state will offer this to you. I do a lot of first time home buyer programs in California and Arizona.

I will call the county and see if they have anything. I am in Erie county and New York State. My county offers grants for closing costs. The state itself offers grants for other things in regards to home buying and it's specific criteria you have to meet. I would go on their website or give them a shout and find out.

This is gonna sound stupid, but I’m honest - I can’t do math. Calculating a tip is as advanced as I get. Thank god for excel formulas and a math savvy husband. Hi all, I am trying to DCA bi-weekly into Vanguard ETFs, (VO, VTI etc). It seems like Fidelity does not support auto buying of non-Fidelity ETFs. So I was wondering which of these options you think is best?

1. Open a Vanguard Invest account
2. Look for Fidelity ETFs that are similar to Vanguard ETFs
3. Use smaller brokerages like SoFi l, Robinhood etc.

I really do not want to manage nor be active. My goal is to log-in like once every 6 months.

Me and my husband booked a house back in March for 1.3 M in Bay area. We paid the EMD of 30K. Since then the real estate price has dropped and interest rate has increased. Seeking some advice for home buying. Went under contract on a new construction back in March, was originally supposed to be ready in August but has been delayed until November. Plan is to purchase some time after 2 years or so. Primarily to save up for a larger down payment.

Here’s my plan of attack:
- $30K saved right now ($20K in IBonds and $10K cash)
- $90K saved by July 2023
-$130K saved by 2023 and target a $800K home

Location: Suburbs of Boston, MA

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
