Congrats! If I sold my vacation investment home right now I’d have made 150% on what I put down (2 years ago), but it brings in 40% ROI each year so worth keeping!

I’m in a similar boat. Bought a house about a 1/2 miles from the beach 6 years ago. Paid 700k, $140k down, now worth about $1.4M! Negative cash flow on it being a vacation rental (cover about 95% of costs), but I also use it and equity increase is crazy.

Denver is nuts right now. I mean, lots of places are, including Raleigh where we are, but my friend lives out there and said it’s a crazy market.

Amazing returns. Stock market has crushed during that timeframe tho as well (VTI has gone up by >60% since Jan 2019)

Real estate is still way better.

1) most people can’t time the entry and exits so this is a long term play when buying VTI
2) real estate you are leveraging a 38% return on something you don’t completely own. Buyers only put down 20% or less, but make the entire gain on 100% of the property value. So real return is higher than 38%
3) income from sale of primary home is tax free. Rental properties are tax advantaged, provide leveraged gains, and provide monthly income

Looking to buy, but not sell, so I'd miss out on my supposed 36% appreciation over the last 5 years (estimates on my townhouse, not an appraisal or actual sale, but obviously other townhouse comps).

Agree with above. You’re probably calculating wrong. Is that against down payment or purchase price ? Likely much higher if only assuming cash basis !!

And any tips on where to buy these ?

OP - I am in Denver as well and given the crazy market I don’t get ur math. I am looking to move to different place as well and I have decent equity in my current place but net - net I would put the same on the new home. Did you buy the new home early when the market was not crazy like in early 2020 or u downsized ?

I guess the actual return was like 130%. We bought the first house in 2018 in the highlands area. Verrrry few homes have been up for sale over the last year, and it’s a desirable neighborhood. New house is in the Central Park (Stapleton) area.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. So I’m currently interviewing for another position, to be a business development specialist at a relatively large tech company in PA. I have about a years worth of experience. Indeed estimates the salary to be between 60k-80k, I was wondering what I should expect?

For anyone who receives a quarterly bonus or raise in some form, does your employer start to schedule you for less hours when your raise kicks in, or pull you from a future schedule entirely once you receive a bonus; only to put you back on once the hours you would have worked and earned the amount given are passed? Ie; a part time employee getting $200.00 in a quarterly bonus and then not being scheduled a whole week during a bi-weekly pay period where they would have earned more on the clock…?

I know I will get hated by saying this. Do you think gay pride events are portraying a bad image about our community to public? (Drugs, sexual, inappropriate clothes, and sometimes like strip clubs- some parts). I know it is right to present us but I just feel it is not the right way to show who we are. After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
